Quote Follow-Up · Patio, Carport & Pergola Builders · Perth WAYour next $15k patio is sitting in your sent quotes.

A Perth patio is priced at $8,000 to $25,000 and up. Nobody pays a deposit on the night of the free measure. Homeowners take the quote inside, get another one or two, and think it over. Some of yours go quiet while you are up on a roof, and nobody asks again. We do the asking.

The numbers

A Perth patio is $8k to $25k+,
and they have other quotes.

These are one Perth builder's price guides by size and roof style. Insulated panels, premium sheeting and tricky engineering push them up. Every one of them is a quote that sits on a kitchen bench for a while.

$8,000 to $12,000

a smaller flat roof patio

The entry point. Still a big enough number that most people want a second price. Advanced Patios, Perth cost guide

$12,000 to $18,000

a medium gable patio

The middle of the market, and where a $15,000 quote sits. Advanced Patios, Perth cost guide

$18,000 to $25,000+

a large gable, dome or custom patio

More engineering, more approval paperwork and a longer think before anyone signs. Advanced Patios, Perth cost guide

At those prices, homeowners commonly compare quotes before they commit, and they take their time. Some go with another builder. Some push it back to next summer. But some were still deciding a month later, liked your design, and never heard from you again because you were up on a roof in Ellenbrook with your phone in the ute. Those are the ones worth chasing, and they cost nothing to find. They are already in your sent folder.

After the measure

From free measure to deposit:
the gap.

A typical Perth patio goes free on-site measure and quote, then a signed quote and deposit, then approval, then install. One Perth builder takes a 6.5% deposit to start the approval and installs 8 to 12 weeks after approval (One Stop Patio Shop). The quiet stretch is between the measure and the deposit. Every quote you send gets the same steady follow-up through it, in your voice, from your number. It stops the moment the client replies, books or says no.

Did it arrive?

A short check that the quote came through and an offer to answer questions on the span, the roof style or the sheeting. Small worries get sorted here before they turn into a no.

Day 2

Like for like?

Most people have more than one quote. We ask whether anything needs a second look, such as insulated panels, gutters or lighting, so they compare like for like and not on the headline price.

Day 7

Still on the list?

Three weeks in, a plain check-in. Have they decided, put it off, or gone elsewhere? Every answer is useful, and a no closes the file cleanly.

Day 21

Before your book fills

A last note about your next install date and how long approval adds. If they are ready, the reply comes to you and we book the call.

Day 45
About 99%

of applications need approval

Patio Factory, a Perth builder, says about 99% of its patio applications need approval. An attached patio is never exempt. Patio Factory, council approval in WA

10 or 25 business days

for a permit decision

Once the application is in, the permit authority has 10 business days to decide a certified application and 25 for an uncertified one. That wait is a reason to text, not to go silent. ABLIS, WA building permit

6.5%

8 to 12 weeks

from approval to install

Because the structure is made to measure. That is two to three months where a client can get cold feet if nobody keeps in touch. One Stop Patio Shop

When a patio is exempt. A patio, carport or shade sail needs no building permit only if it is freestanding, 10 square metres or less, no more than 2.4 metres high and outside wind regions C and D. A pergola is exempt up to 20 square metres under the same height and wind limits (Town of Mosman Park). Anything attached to the house needs a permit, and planning approval can apply on top.

After the deposit, the job follows the approval. A text when the application is lodged, another when it is approved, and one when the install is booked means the client never wonders whether you have forgotten them. How the sequence is built, and why it is four messages and not ten, is in the quote follow-up guide. The patio version, with wording you can copy, is in patio quote follow-up in Perth.

On the roof

Missed calls while you're on a roof,
texted back within a minute.

A homeowner who rings while you are fixing sheets to a rafter does not leave a message. They ring the next builder. When you miss a call, the caller gets a text from your number within a minute asking what they want covered, which suburb and when, and the answer lands in your diary as a measure. It is the same system as the quote follow-up, so there is nothing extra to run. Roofers have the same problem, as the roofing and solar page shows, and the text-back itself is on the missed call text back page.

Past customers

The carport, the enclosure,
the insulated upgrade.

The people you built a patio for are the easiest next job you have. And the best time to ask is when the phone goes quiet.

September and October

when Perth searches for patios peak

Google Trends interest in “patio” in WA over the last five years, averaged by month, is highest in spring. Google Trends, WA, 5 years

About a sixth lower

in March and June

The two lowest months on the same chart, against October. This is relative search interest, not sales, but it shows when new enquiries thin out. Google Trends, WA, 5 years

A customer who loved their patio is the one most likely to want blinds or an enclosure to turn it into an outdoor room, an insulated roof when the first summer is hotter underneath than they expected, or a carport down the side. We go through the jobs you have finished in the last few years and contact those owners in the months your new enquiries thin out, so March to June has measures in it instead of gaps.

The consent rule. A text that promotes your business is a commercial message under the Spam Act 2003, so it needs consent, your business identified and a working unsubscribe. Consent can usually be inferred from the patio you built for a client, but only for messages about that relationship. Blinds or an enclosure for the patio you built fits. Pitching a carport you have never quoted is a stretch, so we ask at handover whether the owner is happy to hear about future work, and keep the record. A bought or scraped list has no consent at all. The full rules, with templates, are in the past customer reactivation guide, and the SMS rules for business senders are in the SMS compliance guide.

Patio leads in Perth

Shared leads vs the quotes
you already sent.

Most patio builder marketing goes on finding new enquiries, and plenty of those are shared. Even What's The Damage, which sells a one-builder Perth patio territory, says of its pay-per-lead option: “Multiple tradies share each territory” (What's The Damage, Perth patio territory). A shared lead is a race to ring first.

A sent quote is different. You walked the backyard, measured it and priced it. Nobody else gets your quote list, and nobody else is chasing it. We do not sell leads at all. We work the quotes you have already sent. The two are not either-or: a lead you paid for is worth more when somebody follows the quote up.

We will not guess your margin, so run your own numbers in the lead cost calculator: what one more signed patio a month is worth to you, against $197 a month. For the same approach on bigger builds, see quote follow-up for pool builders.

Straight up

Good fit,
bad fit.

Right for you if

  • You run an owner-operated patio, carport or pergola business and measure up most weeks.
  • You send more quotes than you sign, and the follow-up is you, at night, when you remember.
  • You have years of finished patios and have never contacted those owners again.
  • Your autumn and early winter are thinner than you would like.

Not for you if

  • You want someone to sell you leads. We do not, and we will say so on the call.
  • You are booked six months out this spring. You may not need this until autumn, so call us then.
  • You are a franchisee and head office already runs your marketing and follow-up. Check what you have before paying twice.
  • You want to buy software and run it yourself. The running is what we sell.
Before you book

What patio builders
ask us first.

Do you sell patio leads?
No. We do not sell leads, share them or charge per lead. We work the quotes you have already sent, the calls you miss and the patios you have already built, so the enquiries are yours and nobody else is quoting on them because of us.
Do patios need council approval in WA?
Most do. A patio, carport or shade sail is exempt from a building permit only if it is freestanding, 10 square metres or less, no more than 2.4 metres high and outside wind regions C and D. A pergola is exempt up to 20 square metres under the same height and wind limits. Anything attached to the house needs a permit, which is why Patio Factory says about 99% of its applications need approval. Once lodged, the permit authority has 10 business days to decide a certified application and 25 for an uncertified one. Planning approval can apply too, so check with your council.
When should a patio builder follow up a quote?
Two or three days after it goes out, to check it arrived and answer questions. Again at about a week, when the homeowner is comparing quotes line by line. Then a plain check-in at about three weeks, and a last note at about six weeks with your next install date. Once the deposit is paid, the approval gives you natural reasons to stay in touch: when it is lodged, when it is approved and when the install is booked.
Will the follow-ups annoy my clients?
Four short messages over about six weeks, in your wording, from your business. They stop the moment the client replies, books or says no. Most people compare patio quotes before they pay a deposit, so a polite check-in on day 7 or day 21 reads as organised, not pushy.
Can we text past patio customers?
Usually about the patio you built for them, yes, because the Spam Act 2003 lets consent be inferred from an existing business relationship. Blinds or an enclosure for the patio you built fits. Pitching a carport you have never quoted for them is a stretch, so the safe way is to ask at handover whether they are happy to hear from you about future work, and keep a record of the yes. Every message also needs your business identified and a working unsubscribe. The detail is in the past customer guide.
What does it cost?
Setup is $999 for the first three patio builders, or $1,500 after that, plus a $197 monthly platform fee. Your first 8 booked estimates are free. Month to month, no lock-in. A medium gable patio in Perth is priced at $12,000 to $18,000, so one recovered job covers the setup and a good stretch of the fee.
